SELLING? CONSIDER A PRE-LISTING INSPECTION
The home sales market is expected to be especially competitive this spring, which means you need to do all you can to make sure your home shines above the rest. One of the easiest ways to motivate potential buyers to make offers and to avoid delays is to invest in a pre-listing home inspection. Just like a typical home inspection during the sales process, a pre-listing inspection will identify issues that need to be addressed before your home hits the market. That puts you in control of who does the repairs and ensures you’re not hit broadside with the results of a buyer-initiated inspection.
Pre-listing inspections typically cost around $500 and include the same evaluations as an inspection conducted by the buyer. If you’re lucky, a pre-listing inspection might be enough to dissuade potential buyers from having their own inspections, which means the sale could be completed even faster. Pre-listing inspections can also position your home as one that’s been well cared for, which could mean a faster closing and a better price.
