HOW TO GET THE BEST APPRAISAL
When selling your home, you want to get the best price you can for it. The appraisal plays an important part in setting a price that fairly reflects your home’s true worth.
There are several things you can do to improve your property’s appraisal. First, prepare your home, inside and out, as though you were showing it to a potential buyer. A home that is in pristine condition and has great curb appeal will have a strong impact on the appraiser’s report. Show the appraiser an itemized list of all the major home improvements you have made in the last few years. Include not only the cost of the projects, but also their resale value. You and your REALTOR® can also give the appraiser information on home prices in the area. Point out any short sales and foreclosures that might negatively skew local home values.
The more information you provide, the easier it is for the appraiser to find your home’s true value.
