Asking the right price for your home from the beginning is one of the most important marketing strategies for getting your home sold on time and for the most money.
The “recipe” for establishing the right selling price requires three important ingredients: an in-depth understanding of the local real estate market, the value of comparative homes in the area, and good old-fashioned intuition. While it’s important to make your home as attractive as possible by cleaning and upgrading it to meet your target buyer’s expectations, in reality, potential buyers look at the price first, before they see your home in person. If you price it too high, you could lose legitimate buyers.
Homes that are priced fairly appeal to more qualified buyers who have the means to make a viable offer. A fair list price will encourage offers that are closer to the asking price, and can even initiate multiple offers.
