SPRINGTIME IS THE BEST TIME TO SELL YOUR HOME

According to the poet Alfred, Lord Tennyson, spring is the time when a young man’s fancy lightly turns to thoughts of love. Turns out, spring is also the time when most home buyers turn their thoughts to searching for their next home, and that means that if you’re thinking about selling, this is the time to do it.

What makes spring so popular? For one thing, many buyers have children, and ideally, they’d like to time their move so that it coincides with summer vacation. Spring is also the time when tax refunds arrive, making it that much easier for buyers to handle closing costs and down payments. And, it’s also a season associated with starting fresh, especially following a bleak, cold winter.

Of course, that also means that spring is the time when competition heats up for buyers. That means that for buyers, it’s important to start working with an agent as soon as possible to let the agent know you’re looking for a home — as well as the type of home you’re looking for — so they can begin the search process early.

Couple of other interesting tidbits: Studies have shown that Wednesday is the best time to list your home – it’s close to the weekend but still offers plenty of time for buyers to schedule an appointment to see your property. For buyers, the best time to make an offer is a few days after the first of the month — right after homeowners have paid the mortgage on a home they no longer want to own.

QUIET LISTINGS ARE NOT THE BEST CHOICE

So-called “quiet listings” or “pocket listings” earn their name because they’re kept off the general listing of available homes, handled instead by an agency who keeps the listing private (in their “pocket”).

Although quiet listings are usually the purview of celebrities who don’t want their private information like addresses made public, anyone can use them, and sometimes, an agent may even suggest a quiet listing. The question then becomes, is it a good idea?

Almost universally, the answer is no. Quiet listings offer few, if any, advantages to sellers or buyers. Here are some of the top reasons a quiet listing can fall short of your needs;

– A pocket listing eliminates a huge number of potential buyers, which can result in a lower sales price or less favorable terms.

– It also eliminates the sense of urgency buyers may feel when they know more people can view the listing.

– Although a quiet listing may let you control how many people view your home, it doesn’t eliminate the need to keep your home in showing condition at all times, sot here’s no time savings.

– Quiet listings may cause some buyers to feel discriminated against since the listing is not made available to everyone.

Based on all those factors, the answer is clear: Using the Multiple Listing Service (MLS) rather than opting for a quiet listing is a much better — and generally more profitable — choice.

It’s true – 2014 might be shaping up to be a seller’s market. But before you start counting your profits, remember: During the economic downturn, the real estate market and mortgage industry were featured heavily in the news, and that means today’s buyers are wiser — and sometimes a little more hesitant — when it’s time to sign on the dotted line. Here are some tips to help you get the most from your sale:

* First, you need to be sure your home is clean — really clean — both before putting it on the market and while it’s an active listing. Ideally, your home also should be staged; either hire a professional stager (the preferred approach) or search online for ideas on how to stage it yourself.
* Most buyers are coming to the market preapproved and ready to buy, so make sure your home is readily available for showings without delays.
* Have your home pre-inspected to identify (and fix) problems and ensure a speedy and hassle-free escrow period.
* Rethink your pricing: Today’s buyers are more likely to do a lot more homework before buying; to close quickly, you need to price your home at or just below the price point of similar homes in your area.
